LANDLORD AND TENANT RELATIONSHIP IN THE MANAGEMENT OF RESIDENTIAL PROPERTIES IN NASARAWA, NASARAWA TOWN
CHAPTER ONE
INTRODUCTION
1.1 BACKGROUND OF THE STUDY
For a competent management of residential properties, the study of landlord and tenant relationship cannot be prominence.
The parties are both created by a lease which could be brought about a negotiation for a lease.
The motives of developing residential
properties in Nasarawa town depends on the type of relationship which
exist between both landlord and tenant in residential properties
transaction with the invested capital.
The landlord does not take into consideration certain housing constraints that affect development. All they are after is a financial return at the short run. This is because the leasing market does not take into consideration the tremendous growth of the population few years back. As to this, the tenants are been force to occupy even houses that have no standard quality and lack maintenance which are also affected by obsolescence. Thus, which affect the owner and the user of this property.
Furthermore, this project will consider
the relationship between the landlord and the tenant in Nasarawa town
and their attitude towards the property.
1.2 AIM AND OBJECTIVES
The aim and objectives of this program
is to examine the relationship between the landlords and tenants in the
management of residential properties in Nasarawa town.
In order to achieve the above aim, the following objectives will be considered.
- To review relevant literature on landlords and tenants
- To examine the extent to which the landlords-tenants obligations are observed in the management of residential properties in Nasarawa.
- To proffer useful recommendations that will help in enhancing the relationship
- To critically examine the effectiveness of the rights and obligations of landlords and tenants as it concern residential properties in Nasarawa.
The scope of the study is limited to landlords and tenants relationship in the management of residential properties in Nasarawa.
Looking at tenants’ relationship in the management of residential properties in Nasarawa, factors initiated against the effectiveness of the project, which among them are finance and accessibility e.t.c.
The attitude of the inhabitants of
Nasarawa is also a limiting factor as most of them have the believe that
we are tax or revenue collectors and so any time we try to question
them, the response are negative all through.
1.4 HISTORY OF THE STUDY AREA
The name was given to this settlement the victorious islamization war fought (Jihad).
Nasarawa is a town founded in 1835 by
MakamaDogo. I enquired that there was a dispute that empted between him
and MadakiJibril over who was to ascend the thrown of Keffi emirate,
consequently he (MakamaDogo) and his followers to form his own
world/district, settlement.
Nasarawa became a local government and
administering headquarter in 1976 where it was created out of the then
Keffi Local government.
The major ethnic groups found in Nasarawa are the Hausa, Afo, Gwari, Gbagi and Gwandara.
LOCATION
Nasarawa is located approximately on longitude 800 and latitude 850Ni.e. the geographical location.
The Nasarawa local government is an important agricultural area.
Nasarawa town has a number of regional
facilities such as a federal polytechnic, Government College, government
secondary school and besides, the district veterinary office and other
institutes like the new open e-library along Shagari road.
Nasarawa estimate population as over 14,000,000 people, it is the main service center for rural district of approximately over 300,000 persons. The total land area covered by the local government area is 9,154sq.km.
CLIMATE
Nasarawa is generally made up of two seasons which are:
- The wet or rainy season beginning from mid-April to October.
- The dry season, without or with little rainfall from November to March.
In Nasarawa the annual rainfall is
1,300mm, highest temperature tends to occur at the end of the dry season
close to the spring equinox.
Thus, March has the highest temperature.
Clear sky and longer nights.
The wind direction is dominated by the
season movement of the inter tropical convergence zone which represent
the moving frontier between most plateau air from south and the dry from
the Sahara. In winter (from September to April) winds are north eastern harmattan for the remainder of the year.
VEGETATION
The common trees found in Nasarawa is
the locus beam tree, isobar lime trees etc. Large parts of the
vegetation are crops and pasture land. The most important crops are yam,
sorghum, guinea corn, cassava, egusi, water melon etc.
