AN ASSESSMENT OF THE APPLICATION OF FACILITIES MANAGEMENT SERVICE PROVIDER IN BANKING SECTOR
(A CASE STUDY OF MINNA, NIGER STATE)
ABSTRACT
This research work was to basically assess the level of the
facilities management service provider application in banking sector in Minna
metropolis with the objective to determine their effects on banking operation.
In order to be able to archive the set objectives the study uses textbooks,
journals, past project research work, seminar paper as a secondary source and
questionnaire/personal interview as a primary source to obtain the necessary
information. From the information collected it was found that the level of
application of facilities management services provider in Minna metropolis is
high, at the same time this services helps to improve workers productivity for
quality service delivery and the data also give the challenges and benefit of
the application of facilities management in banking sectors in Minna. Based on
this information, the study concluded that services provided by facilities
management department is highly important in banking organization so as to
allow the bank workers focus on their core business. It was recommended that
Sectors such as banking sector, educational sector, hotel institution etc where
facilities are being used should make it of necessity to employ the services of
the facility management for the up keep of their day to day services.
CHAPTER ONE
INTRODUCTION
1.1 BACKGROUND OF THE STUDY
According to Atkin & Brooks (2000) there study identifies
facilities management as, “an combine process to operating and maintaining, and
improving and adapting the building of an organisation in order to create a
working environment that greatly supports the main objectives of that
organisation”.
Before it can be call an organization, it most consists of
people, systems and facilities which are put together in to accomplish specific
design objectives. In some cases, the main objective to be accomplished maybe
to provide quality service in pursuit of finance or in achieving some social
obligations like meeting up with standards. The people, the systems and the
facilities operate together with a sole aim of achieving a specific given goal.
To have complete facilities, it must comprise of Buildings, support services
and infrastructure. The facilities management system is the connection that
holds people and facilities together and makes it possible for them to achieve
a successful production system. Before facilities management system can have a
sustain operation, it must implement a proactive management approach as
presented by Thorncroft, (1965) when he agree to the fact that estate
management has gone beyond their normal obligation/responsibilities to manage
estate and now engage in what he now called the ‘shaping of estate’.
Thus, facilities management system is sighted as an offspring
of management practice with compounds humans, facilities and management process
professionals that make available necessary facilities management services in
interest of the organization growth. Facilities Management is may be identified
in different form, but still have the same emphasis: also facilities management
manage the influence of humans and physical environment to improve the quality
of the effectiveness of the organisational (Gagendran, 2000).
More so, a kind of working environment in existence for the
users of facilities promote the process performance and effectiveness of such
function carried out in the facilities (Gagendran, 2000). For this reason,
organizations in its totality require facilities services that provide physical
comfort to users, facilities that are cost effective and high working
productivity, and those building facilities to remain as additional worth
assets (Douglas, 1996).
According to Arthur (1995), in (Amaratunga & Baldry,
(1999)) he disclose that only on rear circumstances do building facilities
receives detail consideration, and this building facilities are mostly regarded
more of asset rather than a strategic resource.
Therefore for any organization that is capable to qualify the
level of its performance and operative and effective mode of its facilities
will be convince to pay more consideration to facilities
1.2 STATEMENT OF THE RESEARCH PROBLEM
Basically there are number of undisputed reports that help
the development of banks. First is the sectors involvement in banking business,
which had been exerting a great control up to the early nineties. Banks are set
up to execute business transaction like savings, provision of loans, serves as
trustee etc. Do these banks perform up to the expectation?
Examples of banks include Commercial Bank Agricultural Bank
etc. But many of these banks has continual problem of mis-management resulting
in poor production of services, which leads to the gradual collapse of these
services (Thomas, 2003). If the investments are to be kept and retained,
accelerated and sustained the importance to investigate and carry out
systematically what the flourishing and successful banks put in place to
strengthen and support themselves in business with particular regards to the
services provided by facilities management department.
1.3 RESEARCH QUESTION
Following are research questions put forward to assist in
working towards the understanding of the working objective of this study:
i. To what extent is the application of facilities management supports services in banking sector in Minna?

ii. What method best suited for the procurement of facilities
management supported service in banking sector?
iii. What are the motivational factors put in place for bank
workers?
iv. In banking operations, what challenges prevent against
holistic adoption of facilities management application?
v. What are the possible solutions obtain to enhance the
practice of facilities management system in banking sector?
vi. What are the benefits obtain from the application of
facilities management system, for which other organisations can learn from for
their operations?
1.4 AIM AND OBJECTIVES OF THE RESEARCH
The aim of this research work is basically to assess the
practice of facilities management system in the banking sector in Nigeria.
The specific objectives include:
i. To assess the level of application of facilities
management support services in banking sector in Minna.
ii. To assess the effect of the use of these facilities
management support services on the productivity of the workers.
iii. To identify the challenges militating against the use of
facilities management system in banking sector in Minna.
iv. To assess the benefits of facilities management practice
in banking sector in Minna.
1.5 SIGNIFICANCE OF THE STUDY
It is very essential to note that banking organizations that
employs or practice facilities management stand a chance for a better and high
performance operations, more so, the application of facilities management helps
to improve the effectiveness of banking sector. Banking organizations that
practice facilities management helps to focus on ways to motivate employees to
improve their performance for a better productivity of the sector. Therefore,
the significance of this research work is to serve as an awakening stimulant to
the banking sector on the need to incorporate facilities management in their
services/operation.
1.6 SCOPE OF THE RESEARCH
For this research work, the scope is limited to banking
sector which will cover specific commercial banks in Minna metropolis as its
sample frame.
1.7 LIMITATIONS OF THE RESEARCH
Limitation in research work is generally recognized as a fact
to come across when carrying out a research work. Therefore, in the case of
this research, previous project and already published work connecting to banks
in Nigeria is not much. Also, according to Asika (1991), he started that there
are numerous challenges to collection and exchange of information and also
fears of commercial confidentiality. Limitation of any such had been guided
against in the sample frame and sample selection for proper selection.
